Overview

Work Base was developed to meet growing demand for flexible, small-format commercial and storage units, spaces that could support a mix of business, trade, and investment use while maintaining strong performance and durability.

Engaged for the full design and build, Homestead delivered a 43-unit business park, integrating design, civil works, and construction into a single, coordinated programme. Each unit was carefully planned to maximise usability within a compact footprint, featuring high-stud interiors, essential amenities, and the option for mezzanine expansion.

Given the density and mixed-use nature of the development, structural performance, fire separation, and acoustic control were critical. Homestead utilised over 290 precast concrete panels to deliver robust intertenancy and boundary solutions, ensuring long-term durability and compliance without compromising efficiency.

The result is a highly functional, future-proofed business park that offers flexibility for a wide range of users delivered with the consistency and performance required at scale.
