
Developed on the former Ōtaki Railway Bowling Club site, this project set out to redefine the traditional motel model, delivering a streamlined, low-overhead accommodation offering without compromising guest experience or design quality.
Engaged to bring the concept to life, Homestead delivered a 10-unit motel with a mix of studio, one- and two-bedroom layouts, carefully planned to maximise capacity, efficiency, and consistency across the build. The design supports a fully automated operation, removing the need for on-site management through a custom digital booking and access system.
Material selection and detailing were key to long-term performance, with precast exterior walls providing durability and low maintenance, enhanced by bold, debossed colour treatments that create strong street presence.
Sustainability was also considered, with solar water heating integrated and future-ready provisions included in the design.
The result is a modern, design-led accommodation model that balances operational efficiency with guest comfort, recognised with the ADNZ Wellington/Wairarapa Resene Colour in Design Award.
