Overview

VidaSpace Levin was delivered as a complete land and build solution, providing VidaSpace with a purpose-built facility to support continued growth and operational efficiency. The project included the purchased of land, followed by design and construction of a new commercial warehouse and office facility. Homestead managed the entire scope, from early planning and civil works through to construction, landscaping, and handover, creating a seamless, end-to-end delivery for the client.

Background and Challenge

As VidaSpace continued to grow, their existing premises were no longer fit for purpose. Stock was spread across multiple buildings, both onsite and offsite, creating inefficiencies in logistics, storage, and daily operations. The original building had not been designed for large-scale bulk storage, forcing the business to adapt within tight constraints. Adding urgency, VidaSpace was required to vacate their existing site by November 2025, following a change in ownership placing firm time pressures on the delivery of their new facility.

Approach and Solution

Early on, Homestead identified the opportunity to deliver a fully integrated land and build package, simplifying the process and reducing risk for the client. This approach allowed VidaSpace to work with a single partner across land acquisition, design coordination, construction, and delivery ensuring alignment at every stage.

Delivering Operational Efficency

Homestead worked closely with VidaSpace, Bluepencil Architecture and Spaceworks to design and deliver a facility that balanced operational efficiency, future growth, and brand presence.

Key elements of our approach included:

  • End-to-end project delivery, from land purchase through to completion
  • Early planning to align programme milestones with VidaSpace’s relocation deadline
  • Staged access to the warehouse, allowing VidaSpace to begin moving stock while construction continued on the office areas
  • Proactive coordination of civil works, services, and landscaping to streamline delivery

Results and Impact

The project was delivered ahead of schedule and on budget, completed approximately one month earlier than required. This gave VidaSpace valuable time to transition operations, relocate stock, and establish their new showroom without disruption to the business.The completed facility now provides:
