Paetutu Development

Paetutu Petone is a landmark residential project in Petone that brought together The Wellington Company and Taranaki Whānui to create a community-focused housing development on a site of significant historical and cultural importance. Homestead was engaged as the principal contractor for the construction of 56 architecturally designed two-storey terraced homes, delivering a vibrant neighbourhood that balances quality living with thoughtful urban design.

Located adjacent to the river corridor and golf course, the site was historically the location of Paetutu Kāinga and carries a strong connection to the area's cultural heritage. Following its return through Treaty settlement processes, the development provided an opportunity to create new housing while acknowledging the history and significance of the land. Homes were initially offered to iwi members before being released to the wider market, helping strengthen connections between people, place, and community.

Designed to support modern living, the development showcases a contemporary approach to medium-density housing, combining intelligent design, efficient land use, and high-quality construction. The homes feature durable, premium materials, carefully considered layouts, and well-appointed interiors, creating comfortable and sustainable living environments for residents. The development demonstrates how higher-density housing can deliver both lifestyle and community benefits without compromising quality or character.

Working collaboratively with the project team, Homestead successfully delivered the development within a construction programme of less than 18 months, transforming the site into a thriving new neighbourhood. The project has since been recognised for its architectural and urban design excellence, receiving a NZIA Wellington Architecture Award and being named a finalist in the Best Design Awards, reflecting the quality of the vision, design, and execution achieved by all involved.

Today, Paetutu Petone stands as an excellent example of how thoughtful planning, strong partnerships, and quality construction can come together to create lasting value, delivering not just homes, but a connected and enduring community for future generations.
