
Mabel Central is a large-scale multi-residential development delivered as a full design and build project in Levin. The development comprises nine apartment blocks, including all associated civil works, roading, and landscaping, delivered as a single, coordinated programme.
The project introduced a new typology to the local market, providing modern, well-designed homes for first-home buyers, families, investors, and Kāinga Ora, while raising the standard for residential development in the region.





















At the time of delivery, there were no comparable multi-residential developments of this scale or type in Levin. This created both market and delivery challenges, from buyer confidence to programme certainty. The project was sold off the plan, with fixed sunset dates written into purchase contracts. This placed significant pressure on programme management, as delays could have directly impacted settlements and buyer outcomes.
Adding complexity, the entire development was delivered in one single stage, meaning multiple buildings, trades, and workstreams were progressing concurrently across the site.
